nice.i wish we had the money or space for a bigger garage. i got a one car one now used to have a hugs 3 car but moved..sure did pick a cold time to start building

Nice! I have the back yard for a decent sized shed but I don't think my wife would like it too much lol. For now the 3rd stall in our 3-car garage is my area.

I am really jealous of you.That looks like it will be a really nice place to work.Did you have to leave part of the old one because of some stupid law in your area?Some places it is easier to get a remodel permit rather than a total new building.ENJOY!

i was gonna say, you didnt leave much of the existing shed!! makes sence now. Looks like its gonna be sweet. You gonna have one big wide door, and one regular sized door on the front?

what roof pitch are you going with? are you gonna make it steep enough to have some storage up there? what are the dimensions? looks pretty big in the pics

Looking good Johnny, once down town cools there heals for awhile, I'll help you wire it up. It would be great to get a pair of #6 wires out there for 50/60 Amps and 230V. Thats what I have I can can run just about anything - Mill, lathe,welder etc etc.

I gotta find you some free insulation if I can too, anywhere a space metal building is going up, there is usually free insulation.........

Looks like he's do a super job thus far, now I "get" the whole deal..........

I'm no carpenter, I know nothing about the pitch and stuff. I'm hoping there will be storage space up there, but I really don't know. I think the garage is 19 by 31 or so... The plan is to get my Mustang in there, but not to pull it straight in. I need to get it in there sideways to be able to really work on it.

If it's a 6 pitch, it rises 6"s for every foot in length which I image makes it a 22.5 degree angle??

If it's a 12 pitch, I guess it would be a 45 degree roof angle.

It's all in how tall the ridge board is in relation to where the rafters meet the wall and the height of that wall.........

IDK, I can build the crap but I'm no mathematician :lol:

Awesome man. we have a 38x40 (i think) garage, and the only thing i have noticed when we put it up and tore the old one down is that you accumulate more STUFF. the old garage was 100% packed, and now the new one is too. there is plenty of room in there for 6 cars. as of now there are 3, plus crates and crates and boxes of car parts everywhere......getting the riding mower out this spring will be a 3 hour project.........

The two walls that were originally going to be left were deemed too bad to save, so they had to go too.

Just got a call from the a-hole building inspector. I was told this guy is a real ball buster. He's only been the inspector for less than a year, so I guess he's a real hard on. He is not happy that we tore down the existing walls that we had initially left standing and he is questioning whether or not the foundation is as deep in the ground as it's supposed to be. We had to tear down the existing walls because they were riddled with termite damage. If he wants me to do a new foundation he's going to totally pork me. We're talking about a $5000+ difference in price if he wants a new foundation, and I do not have that. Just what I needed...

Careful talking about the inspector.He might know somebody on here that would tell him what you said.Saw this happen on another forum and that really stirred things up.

Sounds like your town is as bad as mine.:mad: I waited 5 weeks for a footing inspection when I was building my garage which pushed construction from fall into winter. I then learned that an engineer can sign off on pretty much anything but the final inspection so I gave up on the town and went that route. The other tactic is to build it on the weekend than apply for an as built permit. I don't think they have ever made anyone tear anything down. Good luck and let the best man win.

Your best bet might to dig next to it and see before he wants "someone else" to inspect it.

WTF did one crappy old wall have to do with the foundation if the size is the same as the "approved blueprint"??????????????????????

I would think his 1st question would have been, "how deep is the foundation". What does he want??

But, then again, if it isn't attached to the house, how deep does it have to be??

Who cares if the frost moves it up or down with some frost? I'm only sitting on 4"s here, and it hasn't cracked in 6 years now................

Inspector-smector, we never ever pull a permit for anything, that way they cant trailprotrailprotrailprotrailprotrailpro! I realize your prob in a more populated area though and cant get away with things like that. It sucks, but try to be nice to him,...maybe even do a lil ass-kissing to get a pass. Hope it all works out well.

Anyhow, my shed/garage/shop is on 18"s of packed down reprocessed concrete and a 4" pad, 20x16 (wish it was BIGGER!!!!!!!!!!!!)

Double top and bottom plates and the concrete has never cracked.

That may be due to the 20 pieces of steel mesh in the concrete :D She's never moved and the 2 - 7' x 4' doors close in summer and winter :D

Anyhow, I told ya John - BE NICE 1st!! But if worse comes to worse, we'll get my backhoe over there and play Dig Dug :naughty:

So we've had a string of bad weather for quite some time now that threw off our schedule, but work has recently commenced. I'm kinda guessing we're on day eight now of work.

He wasn't too bad. He made us put in some sona (SP?) tubes under the left wall and half of the back wall. It was a pretty good compromise.

i have been doing home construction for 28 years for myself. first building a garage or shed on a 4" pad is fine it is called a floating pad the whole building moves with the frost as a unit and as long as you dont cheat on concrete and go with 4500 psi mix and mesh then cut your joints in it will never go anywhere. i understand your haveing to leave a wall up probably do to where you garage is near your lot line but if the wall was bad the inspecter should have seen it and told you to change it,if it was me i would go get some old studs nail them along side of the new ones then tell him the top and bottom plates were bad do to water damage so you replaced them so by the time you changed out the plates it was just easier to resheet the entire wall. no about the foundation is he talking about the new part or the old part? if it is a existing foundation he cant say much inless it is a structual issue like the foundation is crumbling. he want to give you a hard time because they have the power trust me i see it everyday with inspecters. i have had them tell me to do something then comeback the next day and ask me what i was thinking.

yep... home builder here too... inspectors can be your best friends or your worst enemies, depending on how power hungry they are

^^^ Yup, you guys are right. You give somebody a little authority and it goes straight to their head. I tried to tell him the foundation had been here for years already and it would be fine, but he didn't want to hear it.

thats how my house is, built in 1928 all the garage were on the property lines. anyone that rebuilds them has to move them over now
