Hey guys, I have a woman in one of my apartment homes and I need to get in touch with her, she will not answer the door or my notices.

Is there a way to find her phone # based on a name and address??

Thanks for any help; I tried people search and zaba search.

there are many sites but they arent free and may not even give you the info you need.

I just can't believe she has lived at the address for 3 years, gets her mail there and nothing comes up........

I may just remove her door tomorrow, she changed the lock and landlords must have access. I've given her numerous prior notices and she won't contact me.

It is illegal to enter an apartment aside from an emergency. I cannot kick the door in, take it off etc etc.

I may have to pony up and pay for services to do background checks etc. on my new tenants.......

This has become quite the ordeal, can't even enjoy the tikes right now; Can't get hurt, too much at stake!

not sure where your at but in ny all you need to do is give 24 hrs notice either verbal or written and you can enter the property . assuming you have a month to month or a lease of some sort which normally states the tenant cannot my changes to the property without permission, such as changing locks you are then allowed to enter without notice. Ihave been through tis a million times but like I said thats in ny

I'd check landlord tenant law in whatever state the rental is in.
My neighbor 'took' a wandering dog from the post office and put it in a fenced area of his yard
next door to the dog owners place. Complete full view and across from the post office.
Postal clerk asked if he could take the dog out of the post office and tie it up somewhere etc etc all very legit.

6 months and 5 grand later...
she said he STOLE her 'service' dog. (no papers, of course)
It was running around in traffic trying to get run over.
What a freakin' nightmare.

In Oregon, I can't even ask for rent.
It's considered harassment.
I can mumble that the power's going to get shut off if it doesn't get paid,
the roof leaks or water heater doesn't work but I hae no $$ to fix it..hinthinthint
but you gotta fix stuff anyway, like it or not.

My other neighbor has a house SOLD and the tenant
who hadn't paid rent in 7 months AND set off the metal detector
in the courthouse
on the way TO the eviction because she kept her crank in a cute lil' metal aspirin tin,
got to live there another 3 months because she said the toilets didn't and
never worked.
Who would live in a house with no toilets.?
Judge hodges gave her 3 extra months, house went into forclosure.

be careful man.
don't do anything.
ask the cops what to do because they're the ones who will respond..
get some verifyable info ,
quotes and actual code/statute numbers from the landlord tenant law as backup.

Generally, mail and a 50 cent 'proof of mailing' is enough to be considered
legal notification.
altho some states want to see that they signed for it.
Cops and process servers can deliver notices and you have an
independent 3rd party that can say it was done.

Most people who can cause real trouble know more than the lawyers because they've done it before.

I helped a guy change locks on an eviction and we watched the lady go to the back steps and
throw a box of pots and pans down the stairs and then started screaming like she fell down.

NOthin to fool with
but fun to joke about...after it's over.

One of my favorite stories is the renters who didn't pay,
house went into 4closure and then THEY bought it.
sheer evil geniuses.
How can they possibly be smarter than we are?

safest eviction here is called 'no cause' eviction. even of you have 100 reasons and
a million neighbor complaints..go 'no cause'.
pay the rent, get rid of the pitbull breeding stock etc etc
dismantle the methlab
actually gives the judge something to get them to do.
and extra time to do it.

IF you run out of things to worry about, read a couple minutes about
'adverse posession' and 'squatters rights'.
If someone stay at your place, whether you know it or not (camped out back, sneaks onto your property)
you need to go thru formal eviction procedure to get them out.

and what if they get hurt?
..and on and on

From now on, it's 1st, last, deposit, credit check, background check,
dmv printout and whatever else is legal and cheap or free.
Just stating that usually weeds out the riffraff.
What to do about existing tenants?
Somehow they need to requalify? change of ownership or management?
property status has been put into a living trust?

it's a full time job just to cya

or
turn it over to a property management company. and you can still do the fun stuff, repairs etc.
They can be real good pricks, all nice and legal
and they don't really charge that much considering what's at stake.
I think on a 1,000$ rental, it's like 40 bucks a month and they cross all their 't's
and dot all their 'i' s.

Mention informally to the cops that 'the neighbors' are worried about her.
Maybe they could knock and see if she's ok.
Maybe something illegal going on?
Could be a 'legit' reason, psycho ex hubby?
Drug induced paranoia?

Process servers are cheap and will verify that notice has been delivered.
Also gives a date and time so you can proceed to the next step when the time on the notice has run it's course.

Courthouse usually has public records if she's ever been in trouble.

as far as references, never ask their present landlord.
ask the one beFORE their present one.

Very complicated scenario.
I hope it's all just a simple misunderstanding and resolves itself.

Not a bad idea to bring a witness, or audio voice activated recorder or something..helmetcam

Smoke her out! Light the place up and its a win-win deal, you get an insur check and she gets evicted!
All kidding aside, i could never be a landlord, too much b-s
Call up your local pd, i think you can bust in if you go there with an officer. Just call it a wellness checkup to make sure she aint dead.

I'm new to this, learning everyday but IDW to get my arse in any trouble.

Turning off electricity and waiting an hour on the stairs did wonders, I got her. Merely stated I thought the apartment was abandoned and I didn't want a "squatter" in there.

Yes, running this show is a PITA but as soon as I have the crap gone and the good ones in, I will reap the rewards......

Unfortunately, I can't even ride right now, just a cruise maybe; I can't get hurt. I have too many people to stay on top of!

oh cool, so the water heater has been acting up and blowing breakers so after you reset it you had to wait around for it to cool down and see if it would do it again?

Safety first!
Those water heater connections tend to loosen over time and cycles of hot and cold
and will actually arc and spark withOUT blowing the reset breaker.
They will sizzle and smoke but still sorta work.

Very good stuff!! Safety first! My hats off to ya DC,,I've always wanted to delve into this,,,a LOT of wealthy people who have done it. But ,I have decided against it,mainly because of location. I hope soon ,you have great tenants in there and things run smoothly! There is just SOOOOOOOOOOOOOOOOOOO Much trash out there tho.....
