    I am not trying to be negative, but that amount of land is just not enough to open a public park.
    Few reasons.
    1) anymore than 5-10 riders on 43 acres is asking for an accident/collisions. It is just not enough room.
    2) anyone wanting to pay to ride will be bored of that small of area inside of a day and most likely would not return on a regular basis which = lost revenue.
    3) with that small amount of land the trails will not last much more than a few months before being so badly rutted that most people would have a hard time getting around.

    A minumum amount of land for trail riding would be more in the area of at least 150 acres and still more than 10-20 riders on that amount is getting crowded.
    There were places around here that were 350 acres and were great in size and had alot of regular customers, but the park owner would close the doors after 100 riders showed for saftey reasons.
    So for trail riding and parking lots, 43 acres is just not enough. It would suit a MX track and/or drag strip, but trails would be very limited if any at all.

    But all the smaller parks around here had insurance and had a flat ride fee of 15$ per machine for the day. You will make more money that way, vs. offereing a season or family pass. before you know it, everyone is family and circumventing the fee.
    Not trying to rain on your parade, just offering a different point of veiw and would not want you to lose money due to too small/limited of a venue.

    1 acre or 1000 I will ride it, if you build it they will come... I will at least. Just cover your ass with some good insurace or a bullet proof waivor.

    i have to agree with mosh, i have 87 acres with trails and honestly 30 minutes tops and you have seen my entire property, good thing is i have permission to ride all my nieghboring farms and property so i have probably 1000 acres which amounts to 30-40 miles of trails so 3-4 hours of trail riding,

    yeah....its getting pretty grim.....insurance is a . and no matter what someone signs, you are still held responsible. Wow, I guess when they say get it in writing... it still don't matter!
