    You're a great tenant. Taunton has a heroin problem and no matter how good the look, talk or appear; If they aren't high or sick it's tough to tell. I ask them outright and give them a warning and say, THIS IS YOUR ONLY WARNING.
    But, then they move in a cousin and he's on drugs. They can move in anyone they want behind my back.

    I once rented to a 275# plumber, said he had a great job, showed me pays tubs. Within 1 week the neighbors were bitchin. I went there, no one was home and there were 6 air mattresses in the 2 room apartment!!!!!
    I would need every single one of their full names and addresses to evict them in MASS.
    So, I took the whole door off and put it in the basement. 2 days later there was a note "landlord must've taken the door off, call him or police".
    They all left...... I wasn't getting screwed that time!! Vigilante justice.

    You should pre-screen the tenants before renting to them. There is a reason for researching someone's background and credit score.

    Banks will not lend money to borrowers with low scores because it's not good business. If they have low scores it's a fact that they will for one reason or another fall behind on payments and more than likely to default on their obligations.

    So what's next, they serve him a court summons... He kicks holes in the doors and walls, destroys all cabinets, etc... Then leaves town never to be seen again... or....?
    You CANNOT DO BACKGROUND CHECKS!!!!

    Only credit checks and allot of these people are 2 paychecks from bankruptcy so no credit card.

    They give me their bosses number and most of the time it's fake.

    You can ask "have you ever been evicted?", what do you think they'll say. Call last landlord, it's their mother. They ALL KNOW THE GAME!!

    Situations like these are one reason i put away thoughts of renting out the place I'm remodeling. I'm sure there are good tenants out there, but how do you find them? I'm leery of even letting someone i consider a friend rent it just because of the implications

    On a serious note i hope this situation works out in your favor i know that you're really at a disadvantage both ways when you rent something out.

    The way to find a good one is to be patient and WAIT for the right person. An older person that works is usually good. No SSI SSDI, they sit home, roll cigarettes all day and watch Jerry Springer.

    Imagine being 50 and content with out even owning a car??

    I watched a movie a long time ago called "pacific heights". Just watching that movie pissed me off and I swore to myself that I would never rent property ever! If you haven't seen the movie I recommend it.
