I do almost all my own repairs except central air/ heat and he deducts my time and materials off my balance. I pay several months ahead a lot and one time a year ahead when I found out I needed open heart surgery and was worried about covering bills while I was recovering.
I do know we are exceptions to the rule. His other tenant has lived there two years and the lady before that was there five or six years. They must be lucky.

You're a great tenant. Taunton has a heroin problem and no matter how good the look, talk or appear; If they aren't high or sick it's tough to tell. I ask them outright and give them a warning and say, THIS IS YOUR ONLY WARNING.
But, then they move in a cousin and he's on drugs. They can move in anyone they want behind my back.
I once rented to a 275# plumber, said he had a great job, showed me pays tubs. Within 1 week the neighbors were bitchin. I went there, no one was home and there were 6 air mattresses in the 2 room apartment!!!!!
I would need every single one of their full names and addresses to evict them in MASS.
So, I took the whole door off and put it in the basement. 2 days later there was a note "landlord must've taken the door off, call him or police".
They all left...... I wasn't getting screwed that time!! Vigilante justice.
